About Us

Hill Country Design Build is a client-centered company specializing in custom home design and construction in Central Texas. Our focus is on delivering exceptional customer service, not on project size. We welcome small home projects, remodeling work, and light commercial construction. We are equally at ease in completing a project's design as we are in working with our clients' architects and designers.

Hill Country Design Build is a small firm located just outside of LBJ's hometown of Johnson City, Texas. We are conveniently located within an hour's drive of Austin, San Antonio, Marble Falls, and Fredericksburg, and we service a large portion of this region.

We provide a boutique approach from concept and planning through construction, occupancy, and post-construction maintenance. We specialize in building sustainable, energy-efficient homes and workspaces. Alliances with subcontractors, engineers, architects, and designers enable our clients to receive turn-key services and allow us to scale our team of professionals to meet their specific needs.

Design services are provided using a 3D computer-aided drafting platform and include in-house production capabilities. Clients can collaborate remotely via any computer with an internet connection to walk through the design of their home as it is being developed.

Project management and implementation are provided by the company's principals, Paul Sumrall and Michael Orsak. We manage a team of project managers who provide daily oversight of our company's projects.

Mike and Paul have completed projects including historic building restoration, construction services for light commercial use, and single-family dwellings. Additionally, we have completed minor and significant remodeling of homes and offices, as well as installation of residential rainwater harvesting systems.

We have managed projects that have received the following awards: the Houston Heights Association Community Improvement Award, the Greater Houston Preservation Alliance's Good Brick Award, and an AIA Construction and Design Award.

Hill Country Design Build is a member of the Johnson City Chamber of Commerce, Hill Country Builders Association, Texas Association of Builders, National Association of Home Builders, American Rainwater Catchment Systems Association, and Texas Rainwater Catchment Systems Association.

Our Construction Model

Our 9 step approach puts you in charge of your budget!

Introduction

This is our first contact with a new client, and an introduction to our company and construction model.

Site Visit

We will meet with you to evaluate your site, discuss your development plans, including buildings and infrastructure, and gather helpful information that we will use to create a Development Budget for your project.

Scope

Conversations from our first introduction and site visit will be evaluated, and we will set aside time to narrow the scope of work that you want included in your Development Budget.

Development Budget

We will create a comprehensive Development Budget based on our Scope visit and review it with you in person. Don't worry, we often circle back a time or two as our clients reconcile their scope of work and budget.

Contract

Once we have an agreed-upon Scope of Work and Development Budget, we enter into a design-build contract.

Design

HCDB will create your home design and construction documents to complete a complete set of bid documents. If you have your plans, no worries, we're happy to work with those!

Construction Budget

The final design and bid documents will be sent out for competitive bidding to ensure your project budget remains on track.

Notice to Proceed

With the design and construction budget completed, we're ready for you to issue a notice to proceed with construction and engineering.

Time to Build

It's time to break ground and build your dream! This process can range from 6 to 12 months, depending on the project scope.

Our Team

Paul Sumrall
The President is a full-time employee of the company, overseeing contracting and administrative management. His experience in production manufacturing, public accounting, and project management at a union fabricating company spans more than 25 years, providing insight into areas such as risk management, fiscal responsibility, project coordination, and procurement. Paul is active in the community:
Member of: Hill Country Builders Association, Texas Association of Builders, National Association of Home Builders, President of Austin MINI Motoring Club, and serves as a Director of Texas Heritage Music Foundation.

Michael Orsak
The Vice-President is a full-time employee with the company, overseeing design services, subcontracting, and field operations.

Mike has more than 25 years of experience, including precast concrete design, petrochemical design, residential and commercial home design, and construction management for both commercial and residential projects. Mike has completed training and accreditation through the American Rainwater Catchment Systems Association. Mike is a member of the Hill Country Home Builders Association, the Texas Association of Builders, and the National Association of Home Builders.

At Hill Country Design Build, we are excited to build homes for our friends and their friends. We’ve developed a New Client Referral Program for friends who send us new clients. It’s a pretty simple system.

If you share our company information with a friend or client, let us know by registering them with us below. We need complete contact information for the party you are referring us to, as well as your contact information. Any additional information about your referral, such as their current stage in the building process or the type of architecture, would be helpful.

When you register a person with us with complete contact information, we will send a $25 gift card your way. If the person you refer to us sets up an appointment and meets with us, we’ll send you a $50 gift card. And if we enter into a construction agreement through that referral, we’ll send you a $350 gift card.
